This study investigates the relationship between zoning and affordable housing. The goal is to see how local zoning and subdivision regulations affect housing costs, review the residential zoning standards in Waukesha, Wisconsin, and identify how those local zoning and subdivision regulations act as impediments to affordable housing. They show that there are numerous zoning barriers to affordable housing, these include: the overmapping of large lot, low density zoning, the increased costs associated with excessive lot increases, front yard setbacks, and minimum floor area requirements. They also find that there are many subdivision barriers that affect the affordability of homes in Waukesha. The authors make suggestions of regulatory and procedural changes that might make affordable housing more of a possibility in Waukesha County.
